Pavement seal coating is done for both improving the look of the pavement along with the property it is on, as well as extending the life of the pavement.

Generally, pavement will always look better after it has been properly seal coated with a product designed for that purpose. Most of the time pavement is a large portion of a property’s entrance, whether it is a commercial property or residential. It is often overlooked and nice looking pavement can make a big improvement on any property’s appearance.

Seal coating can make an older pavement look new again or keep a newer pavement looking new. The key to getting a good finish it having it done properly with the proper materials. If done improperly, it can have a negative effect on the final appearance.

The other reason to sealcoat is to extend the life of the pavement. This is especially true if a pavement is in relatively good condition. Pavement that is not sealcoated is exposed to the sun, contaminants and erosion from surface water and vehicle traffic. As pavement ages, it oxidizes, shrinks, turns gray, dries out, become brittle, cracks and leads to a shorter life. When pavement has been seal coated, this process is slowed and the pavement lasts longer.
